CDW Building Gradually Unveils New Look Enhanced Office Space Available for Lease

HKR International’s (HKRI) CDW Building has commenced the two-phase refurbishment since April 2015.  The first phase of refurbishment works, covering G/F to 17/F, has been completed with an encouraging response of over 80% of the floor area leased.  Tenants on 10/F to 17/F office floors, including well-known multi-national listed corporations, have been moving in. Some of the long-time tenants choose to stay in the building with its excellent transportation network and the management services. 
 
With a total floor area of over 720,000 sq. ft., the 18-storey office tower provides floor plates of 40,200 sq. ft. on each floor, which is considered rare in the market. The practical layout combined with floor-to-ceiling glass windows offer tenants flexibility in office space design complemented by a high level of natural lighting.   The 7-storey retail mall of the building, named 8½, features variety of chain stores, and will provide an all-round leisure, dining and entertainment experience.
 
Linked to the Tsuen Wan MTR Station by an air-conditioned indoor walkway, CDW Building is centrally located in the heart of Tsuen Wan with an excellent transportation network, including multiple bus and minibus routes connecting to different districts in Hong Kong, as well as cross-border bus services providing convenient access to both Huanggang Port and Lok Ma Chau Control Point, making it a major commercial hub-to-be in the Tsuen Wan district. With the imminent completion of the Hong Kong-Zhuhai-Macao Bridge, its connectivity is expected to be further enhanced with better access to the Pearl River Delta and Macau. 
 
To better utilise land resources to meet Hong Kong’s changing social and economic needs, the Government launched the industrial building revitalisation policy in 2010 with an aim to provide more floor space for suitable uses by driving the transformation of industrial districts. Under this policy, the CDW Building was granted approval to be converted into commercial use, thereby releasing more spaces for commercial activities for the growing population in Tsuen Wan, contributing to its transformation to a residential-cum-business district.
 
The CDW Building is poised to become the focal point for business, leisure and entertainment in Tsuen Wan when the building is fully refurbished in 2017.
